Site Selection
While some criteria may be imposed (proximity to a strategic supplier, or customer), there are still many factors to take into account when it comes time to select a location for a new site, for example:
HR: access to sufficient labour pool and to qualified employees. Training infrastructures and tax credits for training
Supply chain: transportation costs, ease of access, security of access
Operations: stability of the environment
Health & safety: assessment of natural risks such as seismic or flood risks, and technological risks
Finance: availability of tax credits and incentives to help you start your operations in the new location
Starting with a confirmation of your project scope, including desired outcomes, geographic constraints, business requirements and financial goals, we will establish quantifiable project drivers (Critical Location Factors) to undergo a market elimination exercise to identify which markets are fundamentally viable for comparison (knock-out criteria). Then we will define location selection criteria and weightings (incl. knock-out criteria) in alignment with your goals, and create a qualitative evaluation model (Quality, Costs, Risks) that will allow us to comparatively assess and rank each market to highlight advantages and trade-offs. The right markets for your project will be clear, well-documented and logically defensible to all stakeholders.
The ideal short-list of markets identified in this first phase will then be subject to a deeper evaluation in a second phase, where we will:
Develop a financial model to compare short-listed locations across areas such as labour, real estate, incentives and other operating costs.
Identify submarkets within the short-listed macro locations
Estimate potential incentive values and conduct preliminary incentive negotiations
Compare detailed Labour metrics and potential availability
Evaluate potential access to suppliers and logistic/trading ways to customers or end-users
Conduct initial on-site due diligence activities and site assessment
Schedule meetings and initial discussions with local authorities, suppliers, etc
