Over the years, I have assembled countless local teams to successfully address the following "frequent situations”:
Lease or purchase acquisition of existing premises of all types: industrial, logistics, office, retail, residential
Built-to-suit lease or purchase acquisitions for office, industrial and logistics sites, drafting the RFP documentation, selecting a short-list of qualified candidates, helping our clients select the best porposal,, negotiating the contractal agreements, and overseeing the progress of the construction project
Lease disposition, by negotiation of an early termination, by subleasing, or assignment of the lease
Sale of owned sites
Lease renegotiations, using several techniques to reduce our clients’ annual obligations and/or secure better contract terms
Overseeing tenant improvement projects for built-to-suit projects and for existing premises upgrades or rebranding

I also had the opportunity to solve more ”unusal situations” for my clients, such as:
Recovering 100% of the costs after the client’s existing counsel had failed to properly manage an early lease termination option, leaving the client with a lease contract running for another 6 years, for premises that the client had vacated and didn’t need anymore. The total exposure for our client was in excess of 5M€. By advising our client on how to make their case against their previous counsel, and quickly sourcing a successor in the lease who ended up buying the property, we were able to totally erase their 5M€ liability.
Fast-tracking a client’s lease acquistion and project management undertaking, by mobilizing dozens of professionals across 30+ countries for 7 months, in multiple disciplines: agents on the ground looking for suitable new sites in 8 countries, change management consultants working with senior management to define how to translate the corporate vision and culture into fit-outs and equipments, interior designers to turn the vision into actual plans, procurement teams to source the necessary materials, equipment, and contractors in 33 countries, legal teams to finalize all contractual aspects, IT & HR teams, etc. The project was kicked-off in late november with a target date of July 2nd. It involved leasing 8 new sites and retro-fitting 25 existing sites across EMEA. In the end, the 33 sites successfully went live on July 2nd, with many obstacles cleared along the way.
Auditing 70 sites across EMEA in less than 3 months, to identify possible legal weaknesses, to benchmark rents versus market conditions, and to verify occupancy rates/existence of excess space.
Implementing a new global real estate database for a client, abstracting key property information pertaining to 350 sites in more than 20 languages in less than 4 months .
